Mortgage

Sat Apr 20, 2013 4:36 pm
Hi,
I've been using skrooge for my personal accounts for a while. Now, I've bought a house with a loan from my bank (mortgage). Please, how can i add the mortgage to skrooge and the operations for paying it?? Thanks in advance

You should create a new account with type=loan with a negative amount corresponding to the loan.
Each time you refund this loan, you do a transfer from your current account to the loan account.

I might add that when I keep track of my mortgage in Skrooge, it's important to add the negative interest amount as well as the payment each month (or appropriate period) so that the outstanding balance is accurate.

For instance, if you've got a ($100,000) mortgage, the first month you might pay, say, $800 (transferred out of checking into mortgage), and also be charged perhaps ($750) in interest, so the new balance would be ($99,950). Of course, the portion going to interest and principal will change each month if you have an ordinary constant payment type mortgage.

Since Skrooge doesn't do transactions that are both splits and transfers (AFAIK), each mortgage payment is actually one transfer plus one interest debit.

Now just sit back and watch your net worth increase (slightly) every month! ;) Hope my experience with this helps.

Thanks smankowski and rbruce. So I have to create a new loan account with negative amount, and each month make a transaction from my bank account to the mortgage and another one from the mortgage to the bank, in order to pay the interest.
It would be great if skrooge has a tool to simulate the payment of interest on the loan, and to make the payments according to this tool. Anyway, thanks for this wonderful program.

Hi, I've created the account with a negative amount corresponding to the loan, but now, when I make a historic report for all dates with the acumulative sum of all operations in colum (to show how much money I have or I owe along the time), it seems that I have the debt for all time, not only for the previous month. Is it possible to make this report??

You can try to select all accounts except the "loan" account + right clic + Open report.
Then the report will be on all operations except the "loan".

Thanks for your answer, but that is not the report I want to create. I think the only way to create such report (show how much money I have or I owe along the time), is having a date of creation for the loan account. Also it would be perfect if we can close an account without having to erase it, and giving a date of closing. Thanks again, Skrooge is a great, great program.
